We have an exciting opportunity for a Statutory Maintenance Manager to join our team working on the Tower Hamlets School (THS) PFI contract which sits within G4S Facilities Management. This is a full time role working 40 hours per week, Monday to Friday, 9am - 5pm, over a 6 month fixed term contract.


The Tower Hamlets Schools (THS) PFI Contract covers 24 schools in East London and is part of a wider PFI contract, covering Facilities Management contracts in London and the Midlands.


G4S FM provides full Lifecycle replacement and mechanical and electrical system (M&E) services across these 24 schools as part of the Tower Hamlets PFI Contract.  In addition the LiftCo London Contract covers 20 health  buildings in London and the Midlands and delivers key services in M&E and Full Lifecycle replacement.


As Statutory Maintenance Manager you will manage statutory inspections and remedial works for the Tower Hamlets Schools PFI contract. You will also provide additional support to the Hard Services

Manager as required.


Key Responsibilities will include:

  • The management and co-ordination of all property related statutory maintenance requirements including preparation and remedial works required.

  • Direct communication and liaison with the user of the premises to plan in works.

  • The management and the supervision of suppliers in support of the statutory requirements.

  • The operation and management of a database (OMS) for the control of the statutory requirements as well as the update of the CAFM system.

  • Implement all relevant Health & Safety legislation and liaise with the Health and Safety Advisers (Compliance).

  • Procure and manage works in accordance with the specified contract terms and conditions.

  • Provide additional duties to the Civils Team as required including the delivery of Preventative and Reactive Maintenance and projects as defined in the Maintenance Plan.

  • Manage and report on financial aspects, including budget management, and advise on valuations and final accounts.

  • Undertake responsibility for using the SSoW for the Authority to Work (ATW )Process and Issue Permits to Work as required (subject to training and competency).

  • Review and gather evidence in response to any regional 3rd party (WYG) audits and supply to the regional manager.

  • Report trends and areas of concern to the Hard Service Manager and Regional Facilities Managers manager.

  • Works closely with the Regional team to put solutions in place to ensure all sites are compliant.

  • Drawing upon their knowledge and previous experience to ensure statutory compliance and make recommendations for improvements.

  • Embed best practice with regards to statutory compliance across the region working collaboratively with the other Compliance managers and SDMs.


Key Measurement criteria:

  • No KPI failures / Planning in place and mitigations clearly communicated.

  • G4S Management Systems to be compliant at all times.

  • Ensure all requests and reports are provided in a timely manner.

  • QMS system to be up to date at all times.

The Ideal Candidate:

Essential Criteria:

  • Professional qualification in Property related discipline.

  • Experience in the delivery of both sub-contracted and self-delivered property services.

  • A valid driving licence.

  • IOSH Managing Safely.

  • Excellent organisational / and administrative skills.

  • Excellent communication skills (verbal and written) and the ability to quickly build a rapport with colleagues.


Desirable Criteria:

  • Working in an aged estate.

  • PFI experience.

  • Degree or HND equivalent.

  • Flexibility.
