The PFI contract comprises schools and health buildings across the country and employs over 400 staff. 

This role would be based in the Leicester Schools PFI, covering four schools where G4S FM provides cleaning, mechanical and electrical systems, premises management and full Lifecycle. 


This is a full time role working 40 hours per week Monday to Friday 8am to 5pm, however, a shift pattern of 5 over 7 may be required to meet business needs. The salary for this role is £28,000 - £32,000 per annum.


As Site Manager, you will work as part of the FM team undertaking a range of duties and tasks to ensure the site is maintained to the standards detailed in the Contract and to the satisfaction of both G4S and the Client and in order to meet the Contractor’s contractual Service Requirements.


Key Responsibilities of this role are:


  • Maintain site to a standard for all reported service specifications in line with contractual SLAs and KPIs

  • Daily monitoring of Concept system’s Open Task Report, ensuring all tasks logged in line with agreed protocols

  • Liaise with Helpdesk and Senior Management to chase and close tasks within the required rectification times to minimise performance deductions

  • Manage, arrange and co-ordinate planned and reactive cleaning. Undertaking tasks if required

  • Review cleaning activities, rotas and consumables.

  • Assess, audit & keep the site, building & facilities to a high standard of hygiene & cleanliness

  • Deal with any emergency situations e.g. burst pipes, roof falling in. Assess situations, determine course of action to resolve faults and problem, contacting suppliers to agree costs and arrange site visits

  • Report/deal with damages, spillages and breakages, including gathering evidence, obtaining quotations and arranging approval of costs.

  • Manage, arrange and co-ordinate reactive repairs and planned maintenance. Undertaking tasks if required

  • Manage and / or assist Senior Management in the delivery of projects, variations & ad hoc works

  • Ensure all staff and school users are aware of when and where work is being carried out

  • Act as primary on site liaison with School Business Manager to ensure an effective and cooperative working partnership through regular communication and formally on a weekly basis to discuss site services and issues

  • Maintain H&S to a high standard and act as the site lead for Health and Safety matters for site, building and facilities 

  • Manage site safety procedures and issue necessary permits as approved; check method statements, risk assessments and task instructions for all tasks completed on site 

  • Maintain all site records to a high standard including but not limited to statutory records, critical service and maintenance certificates, PPM records, damage and labour required to maintain an auditable trail of works and checks carried out by site staff and contractors  

  • Record and manage accidents, incidents and near miss incidents by G4S staff and contractors as well as those reported by the school

  • Assist in the compilation of monthly statistics on reactive and PPM tasks including why works were not completed on time or extended and ad hoc reports as requested

  • Maintain and update Site Manager’s Monthly Report

  • Support G4S Senior Management and school management when required including participating in meetings to manage schools expectations and G4S contractual obligations

  • Act as line manager to all site Premises Officers, Cleaning Lead and Cleaning staff

  • Manage, train and supervise all site staff through Tool Box Talks, Safety Bulletins and Lessons Learnt. Carry out/arrange and record all site training and maintain training records of all site staff

  • Manage the appointment, induction and training of new permanent and temporary staff

  • Recommend improvements or replacement of building elements, FF&E and equipment for life cycle 

  • Maintain and input relevant records including staff hours, holidays, sickness, annual leave

  • Support and cover where necessary other Site Managers for leave and sickness

  • Support the direct operational activities of the Contract in respect of value for money asset management

  • Arrange/agree Community Use and Third Party letting with the school, arrange staff to support the events and arrange alternative arrangements when repairs/maintenance is planned or under way. 

  • Monitor and record all agreed Community Use and Third Party letting in the Site Manager’s Monthly Report

The Ideal Candidate:


Essential Requirements are:


  • Experience in delivering facilities in an operational environment

  • Working to service performance KPIs 

  • Line management experience

  • Customer care skills

  • Knowledgeable in relevant Health & Safety, Risk Assessments, Method Statements and Permit to Work procedures

  • IOSH Managing Safety

  • IT literacy in Microsoft suite

  • Full driving license
