Salary: £33650 – £35300 per annum

Contract: Permanent, Full Time

Hours: 40 hours per week, Monday to Friday, 08:00–17:00

Location: Churchill Hospital, Oxford, OX3 7LE

 

About the Role

Are you an experienced Fabric Technician looking for a varied, hands-on role within a busy healthcare environment?

Do you take pride in maintaining buildings to a high standard and enjoy a role where no two days are the same?

We are looking for an experienced Fabric Technician to join our Facilities Management (FM) team at Churchill Hospital.

As a Fabric Technician, your primary responsibility will be the delivery of building fabric maintenance, repairs and minor alteration works across the site. You will work as part of a multi-skilled FM team, providing additional support to other maintenance disciplines where required and within your qualifications, training and experience.

 

The role will involve planned and reactive maintenance, minor building reconfigurations, general fabric repairs and supporting the safe, reliable and efficient operation of the hospital estate.

 

Key Responsibilities

  • To deliver handyman tasks in line with general fabric building maintenance within the designated time period to enable full compliance.

  • To perform reactive repair and maintenance tasks as required.  

  • To perform planned Workspace Re-engineering tasks as required.

  • To raise work requests through the CAFM system to ensure full traceability of works carried out.  

  • To assist in review of CAD layout drawings for minor building fabric.

  • To perform the duties of an Accompanying Safety Person.

  • To complete daily plant monitoring duties and record details.

  • To work with other craft qualified, semi-skilled and unskilled maintenance staff to develop cross-skilling and cover all levels and aspects of maintenance activities on a team work basis.

  • To supervise and coordinate subcontractors to meet the needs of the business.

  • To deliver maintenance inspection and repairs to various assets, building fabric and estate including furniture, internal and external fixtures and fittings, grounds and access and parking.

  • To participate in on-call duties.

  • To participate in emergency call out arrangements in respect of Integrated Facilities Management Systems on the maintained sites.

  • To manage, coordinate and participate in permit responsibilities.

  • To operate planned maintenance procedures for assets effectively and safely within range of qualifications, training and experience.

  • To work effectively and safely with breakdowns and damage to assets within range of qualifications, training and experience as required and by out of hours response where necessary.

  • To write up reports and technical procedures for Building Maintenance Activities.

  • To assist in the training and development of other maintenance/technical staff involved in site maintenance activities.

  • To follow detailed drawings and operational maintenance manuals in order to carry out all planned maintenance, routine inspections and repairs.

  • To work with other craft qualified, semi-skilled and unskilled maintenance staff to develop cross-skilling and cover all levels and aspects of maintenance activities on a team work basis.

  • To undertake PPM tasks in accordance with a schedule and undertake reactive emergency and routine repairs within prescribed timescales.

  • To undertake all works in accordance with the SLA and KPIs, site policies, Health and Safety rules and regulations and ISO standards.

  • To monitor, operate and utilise the mobile PDA device to support service delivery.

  • To respond to defects, faults and client requests and work with others to identify root causes of breakdowns and faults.

  • To maintain and update records relating to statutory inspections and to use worksheets actively and accurately for the benefit of performance reporting and best working practice.

  • To complete tasks on work orders assigned within the designated KPI.

  • To identify, and arrange for the requisition of materials in support of assigned maintenance work.

  • To identify opportunities to provide continuous improvement for service delivery.

  • To oversee and escort contractors where required, ensuring their work is satisfactorily completed in line with risk assessments, method statements and contract KPI’s.

  • To take a proactive support role in the delivery of a safe, clean and healthy working environment for all staff to provide continuous improvement.

  • To operate on a fixed site basis for a defined period, to assist in project/development work or to cover for an absent site manager/engineer.

  • To respond to and carry out PPM, reactive tasks and Lifecycle programme requirements to ensure quality and safety in line with specified service levels and costs.

  • To assist the management team in monitoring and recording of service activities and levels of performance to demonstrate contract compliance and continual improvement.

  • To identify, replenish and control stock of equipment spares.



 

Additional Support to the FM Team

As part of the wider Facilities Management team, you will provide support across a range of general maintenance activities, working alongside other skilled maintenance staff to help maintain the safe and efficient operation of the site.

 

This may include assisting with:

  • Heating and ventilation systems.

  • HVAC equipment.

  • Boilers, pumps, fans and motors.

  • Electrical support systems and emergency lighting.

  • Access control and security systems.

  • Mechanical and building services plant.

  • General maintenance and fault-finding activities.

 

You will work collaboratively with other members of the FM team, using your existing skills and experience while developing your knowledge through cross-skilling and on-the-job support.


Essential Requirements

  • Building Fabric/ Painting and Decorating NVQ Level 2

  • Experience of general building fabric alterations.

  • Experience of working with plasterboard (tape and joint).

  • Full, clean driving licence. 

  • Experience of working both independently and as part of a team, and of being an effective and proactive team player.


 

Desirable Requirements

  • Passive Fire Protection NVQ/ CITB Level 2

  • Brickwork experience.

  • Decorating experience.

  • Good careful administrative and organisational skills. 

  • Experience with Computerised Maintenance Management Systems.

  • A self starter, who is able to prioritise, plan and manage own time in accordance with assigned workloads.
